The problem with a hillside villa you visit twice a year

Most Peyia properties we look after belong to people who bought for the view and the quiet, and who get out here for a few weeks at a time. The rest of the year the house sits closed up — shutters down, water off, nobody turning a key.

That's fine until it isn't. An exposed hillside position means wind-driven rain finds gaps that a sheltered town apartment never would. Pools go green quietly. A dripping joint behind a cupboard has months to do damage before anyone opens the door.

What we actually check on a Peyia visit

Elevated, exposed properties need a different walkthrough to a town flat. Ours is built around what actually goes wrong up here.

  • Roof, terrace and balcony surfaces after every spell of heavy weather
  • Shutters, external doors and window seals on the exposed elevations
  • Pool water balance and plant room, including over winter
  • Irrigation and outside taps — the usual source of a slow, invisible leak
  • Damp patches on internal walls, caught early rather than at handover

Gardens that don't run wild while you're away

Peyia plots tend to be generous, which is lovely in April and a jungle by August. We keep olive trees, shrubs and lawns in shape on a schedule that matches the season rather than the calendar, so the place looks cared for the day you land — not two weeks later.

One local number, not a list of trades

The alternative to a management company is usually a phone full of numbers for a pool man, a gardener, an electrician and someone's cousin who does tiling. We're the single point of contact, and the repair and renovation work is done by our own team rather than subcontracted and marked up.

It's the situation most of our clients are in, and it's exactly when regular visits earn their keep. Winter is when wind-driven rain, blocked drainage and unheated rooms cause damp — all of which are cheap to catch early and expensive to find in spring.

Yes, and we'd recommend it. A pool left untouched over winter costs far more to bring back than one that's been maintained, and neglected water can damage the plant as well as the finish.
