Property Management in Chlorakas & Kissonerga

The villages just north of Paphos town — close enough to be convenient, far enough that nobody's checking on your property unless you've asked them to.

Mixed streets, mixed needs

Chlorakas, Kissonerga and Emba have a bit of everything: newer apartment blocks, older village houses, and villas on the edges with pools and gardens. The management job changes with the property type rather than the postcode, so we don't sell a single fixed package here.

What's consistent is the ownership pattern. A lot of these properties belong to people living abroad, some let out, some kept purely for family visits, most empty for long stretches.

Apartments need less, but not nothing

It's tempting to think a lock-up-and-leave apartment looks after itself. The common failure points are unglamorous and consistent: a slow leak under a sink, a fridge left running or left off badly, balcony drainage blocking, a water heater failing, post piling visibly outside a door. A short regular visit catches all of it.

  • Interior and exterior check with photo report
  • Water, power and appliance status confirmed
  • Balcony and terrace drainage kept clear
  • Post collected so the property doesn't look empty
  • Communal-area issues flagged to you or the committee

Villas on the village edge

Where the plots open up, the work looks more like our Peyia and Tala routine — pool plant, irrigation, gardens, external surfaces and the weather damage that comes with a more exposed position. Same team, different checklist.

Close to base

We're based on Tafon ton Vasileon Avenue in Paphos, which puts these villages a few minutes away. In practice that means call-outs here are quick and a same-day visit is usually straightforward rather than a favour.

Frequently Asked

Property Management in Chlorakas & Kissonerga — your questions

Yes — all three, along with the rest of the Paphos district. They're close to our base in Paphos town, so response times here are among our quickest.

For an apartment that's genuinely empty most of the year, yes — mainly for leak detection, appliance checks and post collection, and because an obviously unoccupied property is a target. The plan is smaller and cheaper than a villa's because there's no pool or garden to maintain.

We can raise and chase communal issues we spot during visits — drainage, lighting, shared area damage — and keep you informed. We don't represent you legally or vote on your behalf at owners' meetings.
